Constantly work to take action and become more valuable to someone who has a lot to teach you.

This is all finally in the realm of possibility and my wife after many years is on board with the prospect of owning a rental property, so any and all guidance is greatly appreciated. 

Even if you're planning to manage this property yourself, you should include a budget (10% is what I use) so you can a) pay yourself for your valuable time, and b) extract yourself from those duties if you want / need to.I see you're putting down a 17% down payment on the refinance loan. 

I hope the community here at BiggerPockets is able to teach me what I have to learn and if there is someone that is able to provide guidance on how and where to start my first BRRRR investment. 

What if one of your agents is sued for a fair housing violation and you haven't offered any training or guidance in this area. 

Wholesalers are very valuable IMO bc they're constantly sourcing deals... that being said, some of the methods wholesalers use can be shady and morally wrong.

It legal advice but if you just want to get out of the lease, every state I’ve been in has a military clause in them so all you have to do is show your orders and they should cancel your lease without penalty.If you still need further guidance DM me and I will help you resolve it.
