If you need a partner for capital and support as you get started, presumably, 10 years from now your goals will have changed and you may not want(or need) a partner as you do currently.

If your potential investments can't support these rates, or you can't qualify right now, why would you risk your line-of-credit on them?

This will be my first time undertaking a project that requires substantial work (all new windows, kitchens, baths, re-configuring walls, electric, plumbing, roof, exterior), so lacking experience with such a project I would welcome any helpful feedback.
