The syndicator having those types of syndications over and over tend to have WIN-WIN's for aligned interests.The syndicator doesn't want to have all the WORK and LITTLE upside on the back end.

I tend to agree with Douglas in that although the OKC metro may not be appreciating as much, the surrounding areas (esp to the west) have continued to grow with time.

People who tend to be more transient and maybe living closer to the edge. 

REPLACEMENT cost takes into consideration the cost to replace the home including labor and materials...both of which tend to go up with time.
