From what you all have said it sounds like it does vary but generally speaking refers to a certain type of buy and hold strategy.

Quality of flooring as with everything else...depends on your investment strategy (buy+hold, flip, etc), market, neighborhood, condition of competing rentals, what rental rate you're asking,...For typical rental, if you're buy and hold in a working class neighborhood, as had already been suggested, I use traffic master allure wood look alike laminate flooring.  

A few other strategies I've thought of are bandit signs, Every Door Direct Mail, and Facebook ads. 

I’ve spoken to many agents and they don’t seem to know any strategy or how to utilize the benefit in this manner.

The argument I currently have with multifamily lies in the exit strategy.

Don't do it; put the max in "strategy b".

Every strategy has it's advantages and you don't have to choose just 1 strategy.
