Invest the money overseas in a property in Southwest France that we can rent now with smaller cash flow but solid appreciation. 

In the area of CO we're in, cash flow is typically break even or a little higher -- but it's very solidly an appreciation market - prices are high.

Plus in Cities like Louisville and Bowling Green, there is solid cash flow.

I would love to get a solid property with a low dp but the distance from my job is my only concern with underwriting.

Mostly because I don't have solid steady proof of income yet from my business.There are a few depressed areas (Anderson/Muncie) around Indy that I've looked into and they're super cheap (10-20k max but needs moderate rehab).

I drove through the neighborhood and I think it is a solid place to invest in.

I normally guide my investor buyers to stray away from properties new on market because that gives us leverage on the homes we do go after and my clients love this route and we have no problem getting under contract on some really solid deals where they're able to offer at list price (or even below and also get some closings cost credits!).
