Now if your 10 properties are owned in the name of an LLC and the private loans are made to the name of the LLC that may open you back up to a Fannie loan.

I would like to form an LLC to invest in real estate for two reasons: liability and partnership.

The way you get their is by riding a series of properties...much like buses. 

There has to be a very good reason, acceptable to the IRS, for alloting the depreciation in any different percentage than what the LLC/Partnership agreement shows as the percentage ownership of each individual.

Does anyone have a solid recommendation for a real estate lawyer in Tulsa, OK who not only has set up Series LLC but also know tax law or at least has experience with it?  

My partner and I are looking to launch an LLC and are hoping to obtain professional advice from someone in the game. 

There is a minimal cost to set up and file taxes under an LLC as well.
