For budgeting purposes, you can decide what is an acceptable response rate per thousand and calculate your $ cost per lead.You're probably using a cold list, meaning some data aggregator and reseller is renting or selling you names from public sources who are static owners within the absentee owner sphere.

The state could also come after you with sanctions and fines.You could also get tangled up in a lawsuit for "Fraud in the Inducement", because you put a property under contract with neither the ability or the intent to actually close on the sale yourself. http://legal-dictionary.thefreedictionary.com/frau...The legal way to wholesale is for you to close on the property and then resell it.

They quoted me on a $5,000 deductible plan for a vacant property with a premium of almost $2,400/yr with a minimum cost of $250 and them prorating the rest of the usage since I plan to resell very shortly.I am learning from this process and hope would be investors can also learn along the way.Joe

I said to my guy hey let me check this may not standup when you go to resell.. sure enough he would not have been able to get title insurance going forward under that scenario.
