What if I can't get a buyer after I try to wholesale.

Hello everyone, I'm about to put a property under contract for my first wholesale deal, but I just wanted to know if you ever had a property where you couldn't find a buyer for, if so what is the consequences? Do you just lose the Deposit? Or how did you get out of the situation? I also wanted to ask, how do you schedule the showing for potential investors without the seller trying to make a deal with them directly. Do you ask for keys before closing? Or do you just meet at the home with the seller? Thanks in advance

@Erik Romo

When I Wholesale a property that is occupied... I let the seller know... you can't be here. I schedule one showing for my buyers. At this showing, whoever gives me the best offer, I assign the contract over to them and collect the earnest money deposit.

Having multiple showings with an occupied property is a headache.
