Even when I tell them, because it's evident they are starting out, they still are unable to get a letter from a lender.In short, as others have said a broker has no reason to work with you, until you have proven that you or your investors can close deals.

I think Trusts are better that LLCs, but recognize that BP folks don't seem to have that same assessment.Ask if you have questions. 

I always maintain that Investor Skill #1 is the ability to recognize a deal.

I'm trying to figure out a proven, repeatable system that we can use at least once a year but I just can't put the pieces together in my mind.  

When proven right they think they are geniuses, but they are still 100% wrong.

I recognize the long-term benefits to buy & hold given monthly cash flow, tax benefits, appreciation, etc.

Finding recent comps have proven to be difficult as there no other duplexes in the area. 

Not cash we can spend on Ja Rule's next awesome festival, so I don't recognize it in year one.  

I will definitely have to do more research how to recognize land opportunities and opportunities for new builds. 

Just a lurker on this thread (and much of the site), but I wanted to point out that it's been proven time and time again that breed-specific legislation (BSL) doesn't decrease dog bites in municipalities and cities that implement them.
