Hey, thanks for the quick replies and I’ve looked at my options from private lenders like lendingone however they said that a loan that small would usually be done by a hard money lender so that’s an area that I’m researching at the moment.

Leverage is a force multiplier: It can move a project along quickly and increase returns if things are going well, but if a project’s loans are under stress – typically when its return on assets isn’t enough to cover interest payments – investors tend to lose quickly and a lot.As a general rule, leverage should not exceed 75% of the total property value, including mezzanine and preferred equity, because both of these types of debt sit ahead of common equity in payment order.

in reality, an agent can take a quick look, and send you pictures, if its not already pending by then, and you can get an inspector during the DD, to give a report, but getting a licensed contractor during your DD to give you estimated repairs needed, is not a simple call just for them to go over there..
