It states "Right now you are a customer" The goes on to detail the duties an agent owes to a customer - Disclose defects, treat buyers and sellers honestly, account for money and follow all state and federal regulations.It goes on to say "You may become a client" and details the additional duties owed to clients - Perform to agreements with skill and care, promote your best interests, put the client's interests first (fiduciary obligations) and maintain confidentiality.So if your case was here in Maine (your state could be different) and you were a customer, the agent is free to buy that property that you wanted, so long as he didn't deceive and complied with all other laws.However, if you were a client, he would have violated the requirement to put your interests first.

@Rich Solano I try to invest up to 20% of the equity in my own deals, but I've also done a few deals where I contribute no equity.I've structured the equity in many different ways, including:-Taking a fixed % of the overall equity as my compensation-Management fees on AUM-Incentive promote over a preferred return hurdle with multiple tiers of reward (80/20, 70/30, 60/40, etc.)

They tried charging me 10,000 for impact fees for an already permitted garage/gameroom (which had bathroom and kitchen already in) I'm curious on the Maxable Space website, which I came across some time ago, it appears you are promoting pre fab ADU's, if so, what manufacturer are you suggesting?
