If it's a lender we know nothing about, they strongly encourage the buyer to at least do a phone application with our preferred lender so we know that the buyer is good.For this particular property - make sure you have fantastic pictures, reduce the price to your contracted price, and talk about that in the descriptions.

After I got of the phone with the seller, I did some more research on the property and found out the bank has recently filed another Lis Pendens in January on top of being two years behind on the property taxes.How should I approach the seller and this deal?

This being his only rental property, he started to have to pay the contractors out of his own pocket.Then the tenants where not taking very good of the house either.I should also point out that he didn't do any tenant screening, he let them because they were friends of a friend.His point of view on how nice the place should look took a drastic change, more inline with my ideas.In the end things have worked out and we basically agree on everything now.

You can also check with cell phone carriers to see if they think your buildings might be a good area to put up a cell tower and rent the space from you (though I believe that space is mostly for high rises?)
