NY is a competitive high-priced market so it makes sense that you're open to areas with lower barriers of entry.

Long story short, after two more calls and discussion with a resolution specialist we were told that our issue is the result of refunding a portion of the booking to people before getting a payout.

So, I'd either find a local investment outside of real estate in Perth that makes sense, or team up with someone overseas, perhaps the USA where investing in the right states is very worthwile. 

Too many people treat agents like butlers and door openers, thinking they are all the same because they have never met a good one.

I’m unsure if changing out the filter is required even if next people don’t want to spend money on replacing the filters. 

Many real estate people are grow, grow, grow using debt and that strategy does work.
