My thinking is that if a business seller gets a good size down payment, owner finances the balance at say 9% interest, has collected a couple years payments, and financials show positive cash flow, it might be worth purchasing the note at a 24% annualized yield, depending on if their are real hard assets to attach.

Remember to deduct any cleaning fees and also make sure there are no outstanding utility bills attached to the unit.

My management company handles everything.When purchased:1 vacant unit, 4 units rented at $625/mo, 1 unit rented at $575/moCurrent:All 6 units renovated and rented at $825/moAll units have 3 bed/2bath and 1 car attached garage.These duplexes are likely worth more now, but I haven't had them appraised.How did you find this deal and how did you negotiate it?

Just going down to studs, redoing cement board and walls, new tub, new shower attachements, new tile in shower and on floor and then re-installing the cabinet, toilet and vanity I have already done.

I may be doing something similar,  though in my case what I really want is a workshop,  but I also want to future proof the house I recently bought as the city keeps growing so anything I build will be convertible to a living unit.If your home is in single family zoned area the owner must occupy at least one unit of the property for the 6 months of the year,   but it can be either the main home or the (D)ADU.There are various proposals floating about to either allow 2 ADUs (one detached and one attached) per SF lot,  or just eliminate SF zoning like minneapolis (I think) just did because you know,  SF zoning is bad now.
