These deals are very hard to come by, and even when you do think you see one, the appraisal comes in lower than expected, making you cut leverage.

Otherwise you would need to set up either one disregarded LLC in one of your names. 

One thing that I have gotten from BRRRR is that if you "buy right", you significantly decrease your chance of getting into trouble.
