If the appreciation isn't there yet, and you don't think the property value will go down, I would hang on to it.

If they rant and keep babbling on just assure them you can help in any way... sometimes they just eventually hang up and then a week or two or three goes by and everything carries on. 

For accessing the house, I just want to know if I can still come into my house during the day and just hang around in the common area.

Thank you for your input.I certainly want my tenant to live as long as possible and so I don't want to restrict my tenant from hanging things on the wall.What about the anchor nail size holes in the wall?

Theres a big difference between C and D class neighborhoods.If you truly are in a C class neighborhood (blue collar, some crime, probably don't want to hang around after dark) these are the requirements I usually have- No evictions- minimum 600 credit score- 3 times monthly rent in income- Past landlord referralsIf its a D neighborhood (drugs, gangs, prostitutes, don't want to go even in the day) then I would sell the house.

Once you get above 20 units, you won't want to run over and hang out 3-4 hours every time something needs to be fixed.Bottom line: our guys NEVER go inside unless the tenant or their adult rep is present.
