I don't think it matters whether the unit is occupied from a tax point of view so long as you are operating it as a business endeavor (i.e., you're not living in it also).

@Oren Karp To me it doesn't matter who I pay each month, as someone who has purchased properties using seller financing. 

On a podcast (I think) someone mentioned something about a site/company called Handyman Matters.

There may be a way to cash flow the property and take over the payments on the existing loan then the cost of the sale doesn't matter so much.

Tenants expect a bump in rents on owner turnover.Regardless, strictly enforce your late payment policy no matter what the rent is.
