I'm Looking for Advice
I've got a short sale listing in Oviedo, FL that I'm having a problem getting a buyer. The home is a two-story, 2563 sqft home near the University of Central FL. The home needs work, as the seller couldn't afford to keep it up. An estimate to get the home in decent condition is btwn $25K to $35K. The after repair value (ARV) range from $ 220K up to $270+...Zillow has it at $271K. I pushed the lender to do an appraisal, and it came in at $220, which I thought was too high. The bank is willing to take about 8% less than the appraised price. I've had three buyers who walked after the inspection. I'm looking for any creative ideas to move this home and get it sold. Thanks for any input.
