I find this much cheaper if you are only doing one property and have the energy and mindset to handle it. 

I was telling my girlfriend, I've never had his much energy in pursuing anything.

Stocks vs Bonds, Cash vs Gold, Energy Stocks vs Retail Stocks ad nauseam.So to get back to streams of income it doesn't make sense if you have 5 houses in one city as 5 separate income streams because what happens if there is an earthquake or it was in Detroit?  

It's great that you have a friend who is an agent, but doing research for free isn't a good use of a realtor's time or energy.

Go at your comfort level for I can tell you from experience that if you start feeling you are in over your head with too much work, not enough capital, and contractors messing around with you, your energy for continuing on a path of real estate investing turns in to complete frustration.

My key question is -- how do I start finding deals efficiently -- and by that I mean -- how can I save time and energy in light of my busy schedule and get to the deals I am seeking faster.
