Hello Biggerpockets,Some background on me:  I own a design + build firm here in l.a. and have done plenty of flips and currently own 14 doors (2- 4units, 1- 3 unit, 1 duplex, 1 sfd) My agent recently brought me a property 24,700 s.f. lot with rd1.5 zoning (1 habitable dwelling every 1500 s.f. of lot) ...meaning I can build up to 16 units on itIt currently has 4 single family type homes on it generating $6400 monthly (3 - 2 bed 1 bath & 1 3 bed 2 bath) The owner is asking for way too much (1.9m) and basically trying to find someone to partner with. 

Interest has eaten up 0.8%, leaving a 0.8% margin after interest.Clearly, bottom line profit margins are thin, but that is by design.

I also will be experimenting with designing a permaculture system in the backyard, so more than just my financial equity builds.

In the first floor unit, it is in the basement (which is very open to the main floor, presumably designed this way intentionally for the heat to rise; in the second floor unit it is in the kitchen.

We found a quantifiable difference between 'staging' and 'interior design' services.

Nearly the entire town is in apart of the opportunity zone designation.

@Stefan Abel I won't lie I haven't paid attention to how other businesses operate in August, me and my team were working on closing a few deals at that time last year so there is no designated slow time for me.

I have googled side gigs and nothing seems to be something I could do or really have the skillset for such as web designing or anything of that nature.

@Rein Garcia My business is run almost exclusively with VA's...support staff is local just because it makes sense as she improves her skill-set and grows with the company into other positions...programmers, coders, mapping solutions, website design, all branding and design work is completed by VA's...
