The reason it's a concern is our neighbor of 35 years is selling, the city did a street improvement 15 years ago and it affected both of our properties, we are rather land locked and the current neighbor hasn't objected if we needed to walk or drive our mower across this 10 foot corner to reach our property to take care of lawn maintenance.

I do agree some additional posts could be used.WIth out a doubt interest rates will go up after the 5 year lock in but so will rents so the increased rents should offset the rate bumps.

Go for a four-plex, hand's down.Here's why:With interest rates at an all time low, you want to use the favorable owner-occupant loan terms to lock in a fixed rate mortgage on the biggest asset you can affordAs far as appreciation, there is not much difference between 4-plexes and duplexesYou will get the most experience landlordingMost loans (including FHA) will allow you to use income from the property toward your debt-to-income ratio, further increasing your purchasing power if necessary.You will spread risk among a greater number of units, so you will always have income even during vacanciesMulti-units are less vulnerable to the vagaries of the market and won't be as volatile in down markets (they also don't appreciate like single family's) The problems with the other options:Duplexes are also a great start, but you can afford more.

Many of the ads, though, are straight to voicemail phone numbers, so if you can answer the phone and lock something up before they call anyone else you can make it work.Thrifty Nickle is another, but I did not have any luck.I also have advertised in Coffee News (the little free publications that are available at most breakfast spots in the area) to decent results.
