I just wanted to make a quick observation and say that this NYC area of the forum is very light on activity.  

@David Light, we just sold a duplex back in May, which was our only rental we had.

I have added greatly to my portfolio in the last year, and I see the light at the end of the tunnel. 

The official report comes in next week which I'm told will likely have more.1) Electrical in the bathroom is off and causing issues with the lighting and exhaust fan. 2) There needs to be smoke detectors in all 3 berms.

But I see the light at the end of the 50 year tunnel, and that light is the Sun.I'll let you guys know as soon as my first deal is done.

On October 06,15 I've put some bandit signs in Norwalk CT on light poles, today is oct.09, only couple days ago.

can't be just lighting for the hallways/exteriors for two buildings.

I'm thinking it will rent fairly quickly at $900, but I'm thinking of adding nice lighting fixtures, and appliances and starting by asking $1,100/month.  

If you are unsure or just starting out--- safer to stay with the ones that are light rehabs, fast flips in median and up areas.

I have an investor who wants properties under $150k that need light repair.
