@Sol Romand curious to know how they are doing this while making it a legit business expense.

I want it to all be legit.

I have ambitions of being a legit REI but as you may have guessed have a long way to go.

There are a few legit ones out there.I like vanilla buyers with no exotic type transaction structures.

However, the roofing estimate they provided looks like a legit estimate - but there is no phone number  on the estimate -just a company name and a PO Box.  

Can someone explain to me there purpose and how to locate a valid/legit one?

As you have to put your EM up and you have to have legit POF and corp docs and close in corp docs name.so for the average guy wanting to flip or double escrow or whatever this can be pretty cumbersome.based on that we have gotten some spectacular deals.. but again I shop in 12 markets and only 3 are worth the others are not worth it the prices are too hi and I can go to court house steps pony up my cashiers checks and do just as well much quicker without the Brain drain of navigating their system and the FLUNKY closings companies they use..

I definitely want to "train" with a totally LEGIT guy who advertises looking for random people with illegal bandit signs instead of just going to the local REIA

@Barney Jordan Not a fan of wholesaling in general, but yes...you essentially cut off your nose to spite your face...the upside is that instead of getting assignment fees, you list the property and make a commission...all legit.
