The great thing is, although there are the dirt cheap properties you hear about in the rough areas, there are also million dollar properties and everything in between.I just sold one of my rentals, that is a duplex to an investor and now friend in Colorado for $59,000 that rents for $1,245 a month.

You can't buy a Ferrari with a grocery bagger job, and you can't invest in Denver, Colorado with $10,000.
