If you make that a mantra,  the sisters and the wholesaler should eventually be able to impress the fact upon the hold-out.  

I have been impressed with how much collective knowledge exists within BP.

When reading your initial post, I got the impression that you were able to acquire the broker's license in the same way people avoid college classes by taking CLEP tests.However, I still maintain that you will benefit from working side by side with an experienced Broker who can show you the ins and outs of a day to day operation including reviewing agents' contracts, meeting compliance criteria, and so forth. 

I haven't gotten to see long term results yet (only had it in my units for 6+ months), but I've been thoroughly impressed so far.

That said, what struck me most was the impression of a city that will soon develop issues similar to Los Angeles.

I was under the impression that hard money was in fact liquid capital and cash.

I think he's under the impression that I'm giving him his deposit refund on the spot.
