I have worked in the Human Resources field for the past 10 years, almost all of my jobs have been in either retail or Corporate America.

Before I can say I have a particular interest in a specific aspect of the industry I need to learn as much as humanly possible.  

Even if the programmers were to get better at refining the formula, a computer can not see the interior condition of the property, nor can it be programmed to make a human judgement concerning physical condition, quality or appeal, which we all know are driving factors in the majority of markets.

. : ) You come out ahead being pro-active instead of re-active.If this goes to court the tenant will claim they shouldn't pay rent because of repairs needed and in human living conditions.

Human nature is to not stick with something long enough to pay off - most people quit too soon.

Joe,Apartment building owners are indeed generally more sophisticated, but they are still fallible and fall prey to human failings, thus creating opportunities for deals.
