Here's something that may work for you: Some MLS systems allow brokers to enter what is referred to as  limited service listings (google "flat fee MLS listing" and you won't have any trouble finding one).

There are also financing fees to pay for due diligence, loan applications, legal, etc., which are around 1.75% of the purchase price.If you charge an acquisition fee, you will need to raise that too.The 10% liquidity doesn't need to be raised.

Here in Florida, attorney's fees are statutorily recoverable in all residential tenancies and even seemingly minor noncompliance by a landlord can produce a dismissal of their eviction and a judgment for fees against them, despite a non-paying tenant residing in a rental.This is not legal advice and does not create an attorney client relationship.
