That should protect you against the vast majority of realistic threats.

We told the owner that due to bed bugs we have health issue and are leaving the house, please pay our deposit back.

We know what is most important to them and the health of the business and have learned that insignificant trivial gifts do not enhance your business relationship and in many cases are viewed by tenants in a negative light.Not giving a gift has neither a negative or positive impact, giving a gift, aside from being unprofessional often backfires on a landlord.

One thing I wanted to add that is not directly related to real estate investing, but can have an ultimate impact on it, is your health.

Your local health dept. should have list of those companies available.
