There is growing literature where the environment in a home, post smoker(s) is examined and which is finding that the nicotine and other toxins, when painted over, eventually make their way to the surface again.

I want to transition some junker apartments like Filipe and then refinance and pull out funds then rinse and repeat until I grow my empire ;-)

I live in Naperville as well and have just a few rental properties but am looking to grow that number over the next couple of years.

BUT you have to have access to quiet money or bank loans... there is hard money for this but your returns will go down to 20% or so if you borrow at too high a rate.I bet you can do this in CA pretty easy to doing infill in the more popular towns. and metro areas.
