I am following David Greene’s guide and am asking all the right questions(I think).

They (locals and politicians) wanted the city "cleaned up" and to be more prosperous.

Make it clean, make it new, make it nice, charge top dollar. 

If one takes a pig, cleans it up, perfume, good smelling soap even.

In the lawyer’s draft, the relevant clause required the seller to vacate the property and “broom clean.”

@Sam Rane My answer to all 6 of your questions is: it depends.Many of your questions are addressed in two of my favorite real estate books, both authored by the legendary @david greene.

Over three months we cleaned out the place, replaced all flooring with LVP, painted everything, installed AC, replaced the furnace, renovated the kitchen with new SS appliances, and cleaned up the landscaping.

Can anyone recommend the best way to clean all the walls in a house that have soot marks on them?
