Interested in Buying Single Family in Philadelphia, PA
Hi Everyone!
I’m currently looking to purchase a single family property (2-3 beds/1-2 baths) in Philadelphia, PA. I intend to live in the property for a year and then convert it into a cash flowing rental. I'm still searching for target areas but am considering Brewerytown, Point Breeze, Fishtown, Fairmount, or any of the surrounding areas that have positive cash flowing potential and relatively low crime rate.
I would be re-locating from FL, where I am currently househacking a 2-unit multifamily property, so I’d love the opportunity to connect with local agents, lenders, property managers, and investors in the area.

All of those areas you mentioned are very solid. I would recommend coming here and doing a half day in each area to decide where you'd like to live for the next year before diving deeper into the numbers. While you may cashflow more in Brewerytown than in Fairmount, you may be more inclined to live in one neighborhood over the other. It really all comes down to what sort of deal you're looking to buy and how much cash you have to invest. Good luck in your investing!
