walk the streets, order coffee in the coffee shops, talk to the agents, go to the REIA meetings, call the contractors, meet with the property managers.Internet doesn't cut it.

Lots of delusion the agents put over on the sellers, and then we all know how agents are on the buy side just peer pressuring. 

I am a full-time physician assistant getting my real estate license for my own buy and hold business in Georgia.

My real estate agent told me not to purchase 2 bed, 2 bath single family homes as they don’t rent well.

Unless you can afford to pay the HELOC in full at any time and you are okay with the high interests,  I would stay away from it.

Flip side though, any good contractor should have no issues having a full deep discussion with the how's and whys of any project. 

The company I've used in the past in no longer providing the service of reporting delinquent rent charges & damages to the three major credit bureau's.
