@Paul Moore  we have dealt with these issues over the years.. the cities at least on the west coast do not enforce deed restrictions.. they simply go by zoning.. the fly in the ointment comes from the lender if any.I had a 54 lot subdivison i was doing in Beaverton OR..

Most of what is said below flies in face of everything we know: the agreement you mention IS negotiable, per discussions w/ our attorney a post-signing negotiation is not contractual interference, and lastly, brokerages don't take "substantial" commissions (unless you're a muppet who chooses to work for those firms!).
