Unlike with the many weed stores, this is not whack-a-mole or needle in a haystack because each OTA has to report and is financially liable.Booking.com and VRBO made it clear they weren't interested in fighting or getting fines and insisted hosts register or delist.Airbnb has instituted hosts, and now people are seeing a dialogue saying they must enter a registration number to continue (currently it has an option to "skip for now"). 

I guess my bad tenant experience was a 'walk in the park' compared to horror stories people have...What angered me the most was that there are legal organizations and actual lawyers are out there who educate bad tenants how to fight evictions and work the system.

They could happen in war zone areas but more intelligent people than myself have the brain power, patience and capacity to fight that battle.

Its just not worth the hassle in a case like this to stick to the legal requirements and fight the battle that will insure. 

This work involves putting out fires, shaking down tenants for late rent, an eviction here and there, forced entry and fist fights here and there, getting sued once every other years (either for the fights or something frivolous), etc. etc.To be honest, the guy loves the drama and lives for it.

There is one issue I'm fighting with.

Who knows next year.LA County is getting ready to levy fees on landlords to be applied to a legal fees fund to assist tenants in fighting evictions so all landlords will be forced to fund adverse legal action regardless of whether they are good landlords or slum lords.I’ve been in business 10 yrs in my area managing 40 properties currently, mostly sfr & a couple small multi family.
