If people who are not willing to trade some of their equity for the speed and ease of the deal, who is your target market?

However I will say though there are cultural issues at play that the general public is not aware and or the general public is not up to speed on what a very rough neighborhood is like and agents are for sure not going to work there we all know this is true.. 

At the same time, little bits and pieces that I’m able to pick and understand are super exciting and motivating :) which brings me to my main questions - 1) where can I read and learn all about real estate from scratch - like super baby steps explained in super simple ways to help me get up to the speed with this community?

It will make you liquid and it will increase the speed at which you can scale. 

DFW is one of the fastest growing metroplex's in the US so I've parked some money there.

You always vet yourself all aspects.You also never speed up anything; fast solutions have slow problems.

It took a lot of time, and was not the fastest way to get financial success.

It might speed your ramp up by a year or two, but not in the next 6 months.  

This is an emerging trend, as many young people still exercise the dream of their parents and move south.Affordability will curb the growth in some markets on the west coast and in the south to smaller gains; it seems very possible that we will see a trend change in which markets will grow the fastest over the next decade. 

I think the 30-45 min window is reasonable as the flipping part will definitely be a job but hopefully adding in the keeps every few flips helps speed up the process.
