Begin by using Goggle and go to an appraisal site, then look  up the definition of FMV, that will tell you why guru dreams don't come true, Learn real estate, not scams from folklore seminars, podcasts, YouTube or public forums, etc.

I've learned that you are only limited by what you can dream.

I'm tired of dreaming about doing real estate or analysis paralysis  so I bit the bullet and stared a marketing campaign about 500 letters per month for 6 months (Thank you Jerry Puckett your the man lol) Now my phone is ringing with sellers still don't know if I'm speaking with them in the correct way but at least I'm doing something.

If your dream is not to be a investor/landlord do not take the risk of speculating on a uncertain future.
