Few months ago @Tony D. put a post in this Houston Forum asking for help with an investment question. I kinda of added my comments and tried to share my thoughts on it. Later we started communicating. We met few times and he shared his Real Estate Investment goal.

He is great guy, currently on an adventure path and wanted to venture out on Real Estate Investing. He had been BP for sometime and educated himself by reading books and hearing BP podcasts. He was looking for help to get him started. After we met, I started helping him by guiding, mentoring and also trying to find his first deal. We tried to hit on various ends from SubjectTo to Flips and Buy and Hold. Finally, a nice little SFH came to market and numbers lined up pretty well. It was in rent ready condition and we made good offer and got it accepted.

After a month, Tony and his partner closed on the property and started their Real Estate Investment journey. I would say they took the right decision to jump on the house at the right time and ended up getting their first Buy and Hold rental property which has good rental potential.

As Brandon from BP always say, you cannot just read and listen all about investing, you gotta to take action which my mantra as well. Without action all your knowledge is of no use. Tony took the action and ended up with this first rental.

I would like to welcome him to Investors club and wanted to share this quick story for other investors who are still debating or waiting to take action. A Plan without action is merely a Dream. Take action and Make your dream to come alive.

Thanks to BP for this great platform bringing all the like minded people to work and help each other :-)

Go Tony!!

Congrats to all.  Sounds like my generic answer when people ask "How do I get started?"  I say "get started".  Its' not like there isn't deals out there.  Sure finding the grand slam deals are hard, but finding a decent deal isn't difficult.   But people will spreadsheet there way into fear and never pull the trigger.
