My agent gave me the idea that i would be paying them the fees directly. 

I am currently looking into getting my real estate license in North Carolina and hopefully this will increase my knowledge of real estate and which direction i need to proceed. 

Before closing, I made sure prorated rent and security deposits were included on the HUD; however, the seller shows up at closing and said they just found out that tenant B had not paid their rent this month per the property manager. 

Deal directly with a local company . 

I am from southern California and it will be my first time acquiring any properties for investment purposes.I will actually be visiting the area with my parents 11/23 - 11/26 and will be glad to meet with any lenders, investment specialists, sales agents, property managers, on here from the area, who is knowledgeable and helpful in regards to first time investor needs and interests.Since I am new on here, I am looking for any general tips, suggestions, links, and directions on this site on where I can find more useful information in attaining my goals.Thank you in advance and I wish everyone the best.Chris

Do you have a direct access to the seller?

Regardless of your plans, get the tenants to sign estoppel letters verifying their security deposit, rent amount, etc.

I can't really answer your question directly, but hopefully my post will be of value and help you find your market.I would google and see what the current BAH (basic allowance for housing) rate is in your targeted area. 

I generally advise folks not to expect much more than a 5% swing in either direction.
