I can't deny that it seems like everything new these days doesn't seem to last, but boy would I also love to avoid the headache of having to replace a 24-year-old furnace in dead winter.FWIW, I've spoken to a handful of HVAC contractors.

So unlike all cash, where you may not bother to get an ARV appraisal with projected future rental income, you cant close on a deal that makes no sense, the lender  will deny the loan if the numbers don't work.

Leak wasn’t a gusher, just a few little drops every 8-9 mins… Also is the toilet wax ring/bolts/supply line replacement- which was not due to misuse or abuse or damages, just age-the responsibility of the moved-out tenant to pay (taken out of security deposit)?
