It's not so easy as they make it seem though or maybe it's just my thinking, but...After attempting some drive around, going through dozens of properties online, offline, exploring market prices, court auctions,  talking to people, trying to learn the game, learning how to find leads, utilizing BP, going to local Real estate meet ups, etc, I quickly realized that wholesaling takes A LOT OF TIME to find one good 'right' property and the expense to find properties also adds up with marketing, gas, vehicle wear and tear, etc.

I am in Canada, and I'm reluctant to believe a court here is as likely to pin that fault on a landlord based on a friendly deal to look after the lawn, but maybe I'm wrong?

Be sure to check your Court Websites to see what applicant's history is, and screen very carefully.  

However, I think she and I both know that if she wants more, she's going to have to go to court and that isn't likely.
