Buying a house in a SPECIAL NEEDS TRUST

This might not be the correct place to post this and if so please let me know so I can move it. 

I'm talking to a guy that wants to sell his house, but I noticed on the local tax website that the house is in a SPECIAL NEEDS TRUST. I did some googling and found out it's going to be a little harder to get this done. However, I thought I would ask the experts here at BP. 

Is anyone aware of how to purchase this house from him, what lawyer would I need to find to walk me through it. So far the numbers look good, so I would just need to pad them to include any lawyer fees and added trouble.

You would need to ask him who the trustee is for his special needs trust.

That trustee manages his trust that this property is part of.

He cannot sell it without the "trustee, trust manager" being involved, so if they are working together he's marketing it and once someone is interested then it gets signed off on by his trustee. The trustee could be a bank or court appointed person that supervises the account that the house is part of. He cannot receive funds himself directly payable to his name, all funds from sale would be directed payable to the Special Needs Trust of >>>>>>

I am a trustee of a special needs trust for a family member, so am somewhat familiar with what could be the circumstance here.
