so to be successful at this end of it means.. you need great contacts at your title company that will give you a lot of information and also do a date down literally on the phone with you.. you catch 97% of what needs to be caught but your still taking risk.you need to be able to prep your own docs.. you need to get the seller to a reputable notary preferably at a title company your going to end up using to resell so they know the deed was not forged or coerced .. then you need CASH to either pay off the loan that day or reinstate it.. you need great relationships with the trustee's handling these you should be on first name basis with the person in charge of the file.. then you need courier service to run the cashiers checks ( in my instance from Portland to Seattle to NW trustee services).

I agree the price is high and was contemplating bc of location running more of a rental model opposed to the preferred mhp scenario.

Trust me, they will not turn away a paying customer the next day and there's a 99.9% chance the same deal they swore would expire, will not have expired if you still want it.Another thing you could do, if it's just a "course" you'd be interested in buying (as opposed to a boot camp or mentoring program), is not buy it at the event, but ask around in your local REIA or post on the Internet to see if there's anyone else who bought the course and doesn't need it any more, who'd be willing to sell it cheaply.

Just stay in the triangle of Truckee, Hwy 89 and Hwy 267 and it should do pretty well so long as you have a good property with good customer service in place.

My direction is after I get the process and footing under me, to work for myself and never have a boss again (besides the customer / tenant / investor or purchaser) eventually want to work with a great team and more so with friends and family to build each other.

I use minimum night stays but these are much more difficult to keep up with than on Homeaway/ VRBO.I wonder if increasing the cleaning fee and lowering a nights stay would put off some potential customers than just think they are being price gouged on the cleaning fee?
