$53/month per property doesn't sound very compelling for a hold

As a wholesaler, buying and selling investment real estate at its core really comes down to 2 things.

My handyman stopped by a couple of times for repairs and gave me updates on what he saw; however, with me needing to notify the tenants before being able to enter the house the tenants were able to conceal what I suspected but couldn't find any hard core proof.

These days my law practice is about 80% real estate transactions and 20% corporate or contract work ancillary to my real estate clients' core business.  

Is there a way I can compel him to perform on the contract or get damages from him?

I need some advice on how I go about making a compelling offer for seller financing, as I am not in a position to get conventional financing.
