I will start cold knocking and calling.

I suspect most of them will do what it takes to not have bad press.. up to the point they can't afford it or don't have the man power.

The seller is not super pressed for time but wants out to pursue other investments as soon as possible.

It was a lot more involved in this decision then just cold feet.

Many suggests cold calling, door knocking, and farming your base etc but after listening to numerous podcasts I'm hearing that door knocking and the "beggar" approach isn't necessary with proper marketing but that's where they left you hanging.

In a cold market I assume an ethical agent would dismiss these listings, but when it's hot and everyone else seems to be doing it, why not I guess.
