Wholesaling An Occupied Rental Property-Please Advise!

Hello all! 

I hope someone could shed some light on how or if I should proceed with this lead. This will potentially be my very first deal and I still have a wealth of questions.

I got this lead through a direct mail campaign and it sounded good over the initial call. After some prying though, I found out that the investor trying to sell the property still has long term tenants in the property. The seller is not super pressed for time but wants out to pursue other investments as soon as possible. With that, should I even proceed? 

If I get the property on a good price, how should I proceed if I want to get another investor in there? What to do about the tenants? Rental investors vs. rehabber?

Any help will greatly be appreciated.
