Having recently received a threatening letter from an attorney regarding a disputed Security Deposit refund, I would love to bring in a stack of Testimonials and/or Performance Ratings from previous tenants.Don't know how much weight they would carry with the Magistrate, but I figure all ammunition is good ammunition!

I'm finding mainly 70% loans, although lenders have told me that a seller could carry back part of the 30% but as the loan gets riskier, they want to see a better deal on the property - which you should too.I had the best luck with smaller local banks and credit unions.Obviously, he could provide you with copies of leases and bank records so far.

Sorry not on here often.good GC's are gold, best way to find them is D4GC, drive for GC's just like d4d. pop into a job site and ask who is in charge, walk the house with them, see how many people on his crew. ask timeline, budget etc. i flip in michigan and CT as well.

Account Closed Still at the end of the day, the seller either agrees to a couple weeks extension ($2600 or so in additional carrying costs supposedly) OR they refuse and eat another 3 months minimum carrying costs with a new buyer.....unless this is not the first time the buyer has gone to the "extension" well.

You might want to see if your seller would want to carry paper on the two, or just one, whatever the need is, for a decent amount of time, to let you build a little equity in the deal & later on refi conventionally to cash him out.

@SURESH KANNAN there is the BP files place to dig through and I'm sure there is some gold there but keep in mind that there are a lot of "I did this thing, can you see if I got it right?"
