To show my authenticity I tell them about a couple of my properties to give them a warm fuzzy or talk shop "do you follow Biggerpockets, MrLandlord, or some recent L/T law passed.  

I have a client that own land out right and she want to start out  building about 4 houses and then moving forward with a small subdivision the houses will be 90k -120k range.I'm running into several local Realtors who have set up shop per say with a builder and don't want to release the builder name due to some type of agreement they have to represent this builder. 

but I always thought something would happen being on a freeway over change main road and right behind home depot.We got swept up with a bigger developer who is doing 50 acre across the street from us and directly in front of the casino.. so they paid for the EIR and specific plan and we just came in as stake holders.they pre zoned us mixed use resi.. and as you know in RP there is NO new resi.. so I thinking maybe a little lite office shop on bottom and stack as many condo's as I can on top  LOL... would be my retirement project and I would move there to build it out.. 

One of the small rooms upstairs, after the register was pulled and it was cleaned out with a shop vac, had hundreds of cigarette butts in it.

Not a shady wholesaler who will shop your property to 'partners' during my 'inspection period'.  

My office/shop was rezoned shortly after I bought it.  

That said shopping around is a good idea, and you might check with Shelter Insurance, as they have some of the best rates in the midwest states that they operate in.

Recently they rebuilt the entire downtown with all new restaurants, bars and shops.

Some banks charge monthly maintenance fees, but if you call and shop around you can find banks that don't charge monthly fees.

Ie: take a dust mop and wipe them and then go back over everything with the bristle attachment on your shop vac.
