The tenant was previously told to keep the area clean of any debris and she is generally on top of things but at the same a pain with requests (she wanted me to install shelving in the basement at my expense, at move-in she said the property wasn't clean because there was 1 hair in the tub -I think we all know this kind of tenant).

I saw a auto parts store that was only a year old, made of concrete block and steel get knocked to the ground and the place next to it that was maybe 10 yrs old sitting there without a scatch.

Just like you, I didn't see any point in wasting my time on hundreds of calls or emails from tire kickers and this process has greatly reduced the amount of time I spend on people who I don't want and has quite honestly reduced the pain and suffering that is a large part of filling vacancies.
