Especially when you don't know 1 single person that has this mindset that you now possess. when everyone you know chases paychecks like a donkey with a carrot held over their head Trading & selling there time to the highest bidder just to maintain they're good appearance and keep up with the Joneses. it's not easy finding someone that you can truly talk to without offending them.

They don't enforce late payment penalties, they chase the tenants around for money and the list goes on. 

Assuming you plan on buying it using a Realtor you should kill two birds with one stone & utilize a Realtor who works at a Brokerage that handles Property Management.

If you are going to go all in on the first hand, just make sure you aren't chasing a flush.

I've had quite a bit of success chasing down leads, and knocking on doors, even though the nervousness makes me nauseous.
