Wondering if anyone has been able to start evictions or has any updates on evictions in PA/Lehigh Valley area in the last couple of months.Have a tenant that has not paid since November, stopped responding to calls/messages, and not made any attempt to work out a payment plan or communicated that they are facing any sort of hardship due to COVID.

Once she is facing real legal consequences she may change or she will leave and you can find a new tenant and be sure they know your policies about paying rent up front.

They plan to leave the property to their sons.The way I see it my options are:  1)  Give up, take their word for it - it will not be owned by someone outside the family.2)  Go by in another week or so, talk in person and just make sure my name and face are fresh on their mind if they ever change their mind.3)  Try to talk to the owners and sons together.
