I've met quite a few people this year in our area that jumped right in, only to stumble along… they sell out having only gained a crushed pride and barely kept the shirts on their back.

Hi and welcome, Jeffery, Claire, Troy and hi again Russ,I was at the first "casual disorganized event" that Russ organized and I can say it was great to meet some of the faces that go with these names.   

I cannot imagine having to deal with the situation these homeowners are faced with.

If its the current rock bottom rates, it might make more sense to hold it even if you are barely breaking even, as it's going to be a gold mine in about 3-5 years.

Wondering if anyone has been able to start evictions or has any updates on evictions in PA/Lehigh Valley area in the last couple of months.Have a tenant that has not paid since November, stopped responding to calls/messages, and not made any attempt to work out a payment plan or communicated that they are facing any sort of hardship due to COVID.

Once she is facing real legal consequences she may change or she will leave and you can find a new tenant and be sure they know your policies about paying rent up front.

As a new person, just getting face time from a successful person in your area may be worth your weight in gold (I mean, think about it...they may help springboard your career...).4) INVEST IN YOURSELFTake the time to research your questions you ask before asking them.

I got a degree in public relations from BYU (fellow Utahn woooo) but I've done barely anything with it, unless you want to count my small freelance writing business as PR-based (I could have started that without my degree).

They plan to leave the property to their sons.The way I see it my options are:  1)  Give up, take their word for it - it will not be owned by someone outside the family.2)  Go by in another week or so, talk in person and just make sure my name and face are fresh on their mind if they ever change their mind.3)  Try to talk to the owners and sons together.
